Former West Hartford Senior Living Facility Now on the Market

The Holiday, which operated as a retirement community in West Hartford until earlier this year, is now for sale for $2,499,999.

A property in West Hartford – which until earlier this year operated as an independent senior living community called The Holiday – has been listed for sale for $2,499,999, said realtor Lyle Rotondo, the listing agent with Berkshire Hathaway HomeServices.
Located at 39 Highland Street, across the street from Bristow Middle School, the three-story concrete building, constructed in 1967, is 30,420 square feet and sits on 0.75 acres of land. There are currently 42 resident rooms with bathrooms, a commercial kitchen, large common areas, and an elevator. In addition, the building already has a secondary power source on an independent grid that will ensure uninterrupted power.
“It’s a good development opportunity,” Rotondo told We-Ha.com. “The bones of the property are good,” he said.
The property is zoned RI, and currently has off-street parking in the rear of the lot. Permitted uses in the current zone include a private or parochial school, college, or an elder care facility.
The building has a recently-installed rubber roof, and while a buyer may be interested in updating the current building, Rotondo said he has spoken with town officials who said, subject to zoning approval, they are open to converting the property to apartments or condominiums.
“Given the wonderful history of The Holiday, we would welcome another independent senior living or assisted living operation to this property,” Economic Development Coordinator Kristen Gorski said. “Additionally, this would be a great opportunity for general senior housing to support the growing needs of our community or other multifamily residential, with the appropriate approvals.”
Vessel Technologies is in the process of finalizing their application to the town for a change in zone to allow for construction of an apartment development on the property directly to the south, at 29 Highland Street, with anywhere from 112 to 140 units. The 29 Highland Street parcel was formerly the Hughes Health & Rehabilitation skilled nursing facility, that closed in the summer of 2023.
The property directly to the north is the Canterbury, a community of apartments and condominiums for individuals ages 55 and older.
